Section 13 rent increases, audited before you challenge

A landlord's Form 4 notice is only the start of a rent increase if it is valid, within the statutory limits and served on time. EvidenceCanvas will audit the notice, value your rent against the local market with the s.14(2) disregards applied, and build the First-tier Tribunal referral — with every date and figure computed in code (coming soon).

Coming soon — we're checking this document builder before anyone relies on it. Official guide in the meantime: GOV.UK — Apply for an open market rent determination.

What the engine does.

Coming soon — every step below is being checked before anyone relies on it.

  1. Audit the Form 4 notice — free. Coming soon Every invalidity ground checked: prescribed form (SI 2015/620), the 52-week rule between increases, notice periods, and the fatal deadline clock — the date by which the increase takes effect or the referral must be lodged. An invalid notice cannot be enforced at all.
  2. Value the rent — free. Coming soon Local market comparables assembled for your property and area, with the Housing Act 1988 s.14(2) disregards applied (tenant's furniture, tenant's improvements, and the other statutory exclusions) so the tribunal sees the right comparison set.
  3. Refer to the tribunal — 2 credits. Coming soon Form MR1 application (open market rent determination) pre-filled for the First-tier Tribunal (Property Chamber); you must apply before the start date of the new rent in the notice: property, tenancy, the challenged notice, and your comparator evidence.
  4. Statement of case — 3 credits. Coming soon The FTT formal submission: comparables, disregards, and the statutory factors, structured the way the tribunal determines rent under s.14.
  5. Hearing bundle — 1 credit. Coming soon Paginated tribunal bundle: notice, tenancy, comparables, submission and correspondence.

What this is — and is not.

  • EvidenceCanvas is not a law firm and gives no legal advice; the referral pack will be prepared by software (coming soon) and you will check and file it.
  • The tribunal determines the rent on the evidence; no outcome is promised.
  • The notice audit (coming soon) will be a factual gateway against the statute and prescribed form — you keep the original notice and tenancy in the bundle.
